RealityBid.com Is Real

Back when I originally purchased FloridaHomeAuctions.com and other domains like this one, there were no sites to buy foreclosed property directly in an online auction.  Well, that has all changed.  The first, and serious entry, in this market is RealityBid.com.  All you have to do is register with them, and you can make a bid…

Now, I noticed a few things on RealityBid.com Auction site, such as a $300 fee if you don’t through with the purchase.  Not a small price to pay if this happens.

What is RealityBid.com?

It is basically a site, mainly used by Coldwell Bankers, to assist their clients in getting rid of foreclosed properties.  I myself was interested in a property in the Boca Raton, Florida area, so what did I do about it.

The first step was to make sure the site was legitimate and secure.  It is.  I spoke with a realtor. You can either use a realtor or go direct in your process of bidding.  Many of the houses on this site are REO, Real Estate Owned (I think), and owned by a bank.

The second step was to find a house.  Once I identified a house, I looked up the address on google, and got a better picture of the property.  Turned out the owner of this property was Deutche Bank.  How did I know that?  Keep reading.

The next step, because the property was nearby, was to get to see the property.  In one case I just drove by to see the neighborhood.  For another property, I called the realtor and he let me into the property.  Can’t see somebody just buying a house site unseen, but it happens.  These properties have been real cheap, which means there could be real problems, and trust me there are real problems.  Just look at these problems, as a cost of buying a house…

The next step was figuring out who owned the property.  I did a search for Palm Beach County, florida. Almost every county in america has all the real estate knowledge you would every want online.  I checked on previous sales, at  PAPA, the palm beach county gov site.  It listed Deutche Bank the owner.

It is important to be as knowledgeable as possible in making a bid.

So, the next step is to check comparable.  How to do this…  Several ways.  Use PAPA, if you are in Palm Beach, in Miami use Miami-Dade.gov (which is even better).  Found Trulia.com to be somewhat useful, and Zillow.com to be useful for comparables.  However, be careful!  Zillow.com and Trulia.com have all kinds of estimates, none of which are the final estimate.  You have to figure out what the house is worth, adding on whatever you have to add to it…

Also important, HOA and maintenance fees.  There are actually some condos listed where the price of the condo is less than the buy-in in the association.  Condo costing $40,000 bank sale, golf course association fee costing $50,000…

Also important, is liens… Turns out that there were all kinds of liens against the property I looked at bidding on.  This was not a problem, since the seller has to pay the liens.  Though some have recommended paying a lawyer to get all the lien info, I was able to get all the liens completely myself at PAPA, the Palm Beach County website.

This is just the beginning of a series of articles about buying bank-owned and REO properties.  It is a dog-eat-dog world out there, and in the end somebody out bid me for my last property.  I will get to that in my next story.

Somewhat disappointing in this process is Realtor.com.  Seems this site is not set up to help out with finding a property directly, easily…  If they want to comment on this blog, let them, but they are not assisting me in finding REO, Foreclosed Property…

How To Create A Killer Real Estate Blog

If you have found this blog article entry and you are a real estate professional, you have succeeded in starting the process of planning and building your real estate blog, just like this one. I am going to put a step by step process of how to build a killer real estate blog. My first goal of this website is promote the sale of a variety of real estate domains I own. The second is to assist real estate professionals in setting up their own blogs and building and managing these blogs correctly.

First off, got hosting? You will need hosting, whether you know it or not. For instance you can get hosting with a blog, or just hosting, which you may have already, and then add a blog. My recommendations is to set up a WordPress blog, since there are so many nice templates, like this one you can easily add to your blog software as a WordPress Theme.

So, if you have hosting, you need to check to see if they automatically offer WordPress or blog software with the account. If you do not have blog software in your current account, it is relatively easy to set up a blog. One other thing you will need to make sure of, is if your hosting account has PHP & MySQL. If it does, these both need to be version 5, such as PHP 5 and MySQL 5. Most hosting accounts with companies like Verio, 1and1, bluehost or the dozens of other hosting accounts should have these packages pre-installed.

Once you are ready to set it up, you need to download the latest WordPress Version from wordpress.org . You need to put this either in your home directory or in a directory called blog. To start the install process go to this directory and there will be a series of installation questions. Go there and start this process.

Once you have done this, you need to get your Mysql database name, login, password and Mysql Host variables. This typically you get from your hosting company.

Then you take this information and add it to a file called wp-config.php. There is a file that needs to be either created or editted in the WordPress home directory called wp-config.php. There is an example file in that directory called wp-config-sample.php that will give you more examples.

Once you have made these settings go back to the directory and continue the installation process. It should go pretty smoothly, and your blog will be created. If you have any issues go to wordpress.org .

Next, you need to learn the administrative interface of wordpress. Get used to it. The final thing you will need to do is grab a free WordPress Theme from anywhere on the web you can find it. You will find hundreds just searching for “Wordpress theme”. Do not pay for one, unless you are sure the theme you have found is not available for free.

Copy the theme directory into the wp-content/themes directory. Then go back to the administration screens and choose this new theme.

There are many options that help optimize your blog for the search engines such as categories, blogrolls (links) and generally posting on a regular basis and setting up ping backs to the blog search engines. This can be a little bit confusing, but just click on the link on the ping back page and populate all the blog search engines you can find.
